Konini Street was a creatively structured project that delivered a strong outcome without me ever taking ownership of the property.
The property belonged to my brother-in-law, who had completed a significant portion of the renovation but had several key items unfinished, including an unconsented bathroom. While the home had good underlying improvements, he was reluctant to complete the remaining works and was considering selling as-is.
When he confirmed he was serious about selling, the priority was ensuring he achieved the best possible outcome. We agreed on a structure where he retained ownership of the property, I provided a 10% deposit, managed and funded the remaining renovation works, and we settled the balance on sale. The agreed purchase price was $500,000.
Works included completing outstanding renovations, fully replacing the bathroom, and obtaining the required consent. Once complete, the property was brought to market and attracted strong buyer interest, receiving five offers within five days and selling above the asking price.
The project resulted in a $60,000 profit, achieved through structuring, execution, and market positioning rather than ownership alone.
