Mill Road was my first joint venture project and an example of value creation through both documentation and physical improvement.
The property was purchased for $410,000, below market value due to an outdated title. A renovation completed in the 1980s had never been reflected on the title, meaning additional bedrooms and a bathroom were not legally recognised.
The strategy was twofold: first, correct the title to accurately reflect the existing improvements; second, complete a targeted cosmetic renovation to modernise the property and improve market appeal.
Renovation works totalled approximately $117,000 and focused on updating the home to a contemporary standard without altering the underlying layout. Once the title was corrected and renovations completed, the property was brought to market and sold for $610,000.
Mill Road demonstrates the importance of identifying non-obvious value, structuring partnerships correctly, and executing with discipline — particularly in a joint venture environment.
